opinions please

Now that we are actually moving our things I have decided it is time to get Becca out of a toddler bed. The only logical move would be bunk beds. So I checked online including e-bay and this is what I found. Is this legit? Does it sound too good to be true?

Also, Realtors. When we go out in April would it be wise to go with a realtor, or would we have more buying/negotiating power because the seller won't have to fork over another 3%?

We have a bed that is almost exactly like that, but we got it from ShopKo on sale for $159. It is nice enough, but I don't think that you can have anyone over 165 pounds use it, so count on it being for little kids, not teenagers.

As for realtors, we were SO glad to not be tied into having a realtor. Our sellers negotiated an extra $5000 off the selling price since they wouldn't have to have pay our realtor. I am not sure if that would be the case on every home. Our sellers went with a discount realtor where you pay a flat fee plus the buyer's realtor, and since we didn't have one, they didn't have to pay that extra fee. But almost every realtor told us that they would give us a break somehow by not having an extra realtor in the mix.

Now, the main thing is how much time you have and how much you are willing to research on your own. If you only have two days to look, you might want to have a realtor who can research your needs, make a convenient route, and show you all of the houses back to back. We researched the market, set up our own appointments with the sellers' realtors and went from there. If you have a little more time you can look at "For Sale by Owner" houses first and go from there.

I think that is the case with this one...165 lb limit. You still got it, do you think it is worth it for the next 10 years?

I never had a teenager who weighed over 165 lbs! Even Dad could use it at that weight. I seriously doubt if you and Aaron will have kids bigger than 165 and if so it certainly won't be Sarah and Becca! The beds look great. How hard will it be to find a really comfortable mattress? the Mom

I don't think I'd ever do without a realtor, just because there's so much paper work involved and details I'm afraid I'd miss. If we knew a little more about the whole process, did our homework on what we needed to know, I wouldn't be opposed. But unless you have time to really research it all out, I'd be cautious.

oh, by the way, it isn't legal to completely NOT have a realtor. With our deal the discount broker had someone represent us for free as part of the seller's deal. They did all of our paperwork, which was a surprisingly huge amount. The sellers would have had to pay an outside realtor an extra 3% though, so that's what saved us the money. Also, when we were shopping, if we would have bought a house with a regular realtor, the sellers' realtor would most likely represent you too, to do all of the paperwork etc. Most realtors mentioned that they would be able to cut us a deal if we went with them since they would technically be making 6% commission instead of splitting it with someone and only making 3%. So, they might work out a deal where they cut 2% off of the price and still make 4% commission. Stuff like that was always a little hush hush though. You just have to decide if it is worth $3K to $5 to mess around with all of the research and negotiating yourself. I don't think that it would be worth it to most people, but to Cannon, ha, it wasn't even a question.

also, about the bed, we mostly consider the weight with company. if we have to have an adult sleep in that room, we take the mattress off and put it on the ground, which is fine, because adults don't generally like to sleep in bunkbeds anyway.

PS We got bunks at Costco for about $380 or so, and they're great. More moo-la, but they've held up really well. The bed looks cute, though!
